Shatin, Hong Kong
The Area
Formally used as agricultural land famous for its Sha Tin Pomelo and known as a market town in the current location of the Sha Tin Center St. and New Town Plaza shopping center, the area has grown into a New Town with densely packed residential estates. There is much new development occurring in the area, as much of the Hong Kong and Kowloon areas have already reached maximum capacity. The referred area includes the original location of the market town, Sha Tin New Town excluding Ma On Shan extension or the Sha Tin districts. The Sha Tin River runs through the New Town and for many features a promenade walkway for a relaxing stroll.
Transportation
The KCR East Rail feeds into the Sha Tin station for quick and easy access from Tsim Sha Tsui. Many buses and minibuses also make Sha Tin its destination from all parts of Hong Kong.
Schools
There are many schools both Local and International, primary to tertiary in the area. They include, The Chinese University of Hong Kong, St. Rose of Lima’s college, Baptist Lui Ming Choi Secondary School, Buddhist Wong Wan Tin College, Ng Yuk Secondary School, Sha Tin College, Sha Tin Junior School, Sha Tin Government secondary School, Sha Tin Methodist college, Sha Tin Tsueng Tsin Secondary School, Stewards Poi Kei College, Sheung Kung Hui Tsang Shiu Tim Secondary School, Jockey Club Ti-L College, Pui Ying Collage, Christ College, Carmel Alison Lan Primary School, Lok Sin Tong Young Ko Hsiang Lin Secondary School, HK and KLN CCPA Ma Chung sum Secondary School, Kiangsi-Chekiang College.
Leisure, Entertainment, Shopping
New Town Plaza, City Link Plaza, Shatin Plaza, Sha Tin Center, Lucky Plaza, Hilton Plaza are some of the large and popular shopping centers in the area.
Fo Tan Industrial Area, Hong Kong
The Area
In the 1970’s when Hong Kong was rapidly expanding its manufacturing base, the need arose to create new locations in the New Territories for setting up light manufacturing districts. Fo Tan was one of the four light industrial areas selected in Shatin when it was undergoing new town development.
The earliest industrial complexes were built at the base of Au Pui Wan Street next to the entrance of the Fo Tan KCR station in the late 1970’s. Further developments followed throughout the 1980’s to early 1990’s when the last major development “Shatin Galleria” was completed.
During this period, industrial units in this area were very popular and used extensively for high end electronics manufacturing as well as warehousing for the surge in exports of various consumer products coming in from the P.R.C.
In the last 5-7 years, there has been a decline as manufacturers’ who used to use Hong Kong as an re-export base have shifted their operations further inland into China as costs rise, into Shenzhen/Dongguan areas. This has led to goods being shipped out from Yantian port directly instead of coming through to Hong Kong as in the past.
Currently the Fo Tan industrial area covers approx. 37 ha with a total of 48 buildings of which 5 are predominantly used for commercial/office including 1 HA factory estate. It is a major industrial area in Shatin New Town providing over 50% of the total industrial space.
The main usage currently is for warehousing (over 60%) with small scale manufacturing and office taking up the rest. The majority of these units are under multiple ownership excluding the Sui Fai Factory estate which is owned by the Housing Authority.
The vacancy rate for this area is approx. between 6-7%. According the Planning Department the area is recommended to be retained for industrial use and is active.
In recent years there has been a shift of some companies to the more modern office/warehouse buildings in Siu Lek Yuen which is served by the KCR Ma On Shan line but Fo tan is still attractive due to developed road and transport infrastructure.
